Not attending to the inspection
Attending to the inspection is always recommended and we encourage it as much as possible, especially if you are not familiar with the process of buying Real Estate, if you have pending questions or doubts. In the event that you cannot make it, make sure to review the report closely and to contact the inspector as soon as possible to hear his overall review comments and impressions or to answer any specific questions about the items reported.
In some cases we have encounter situations where the Buyer realize the property is not what they have in mind. In other cases and after seeing so many properties, some buyers make the decision on a particular property without taken a moment to discuss it and analyze it properly. The building inspection is the time to take a step back and to analyze the purchase to be made under a different prospective.
Remember, the more information you can gather, the better decision you will make and the more benefits you will received. As an anecdote note, we had a situation where the clients realize the put the contract on the wrong property after stepping inside the building, not common, but it did happened.
